Your Obligations When Leasing Your Property

Getting a tenant to sign a contract to rent your house or flat isn't the end of the story. With the contract and a tenant come various responsibilities. Most of these obligations are required by law to be listed in your contract. But just so you know what your basic obligations are, we're listing your major responsibilities below.
* Your tenants should have a covenant of quiet enjoyment. This means that your tenants should be able to enjoy their rented flat or house in peace. You or any other third party should not disrupt their peace. This also ensures that your tenants are protected against title disputes.
* They should have the covenant of possession. This ensures that your tenants have control over the area or property they are renting. You cannot enter the flat or house without your tenant's permission. You can enter the rented property, though, to make due repairs.
* You are also obliged to be sure that the rented property has a warranty of fitness. This means that the area, house or flat being rented is suitable for the purposes of your tenant. It should be liveable if it is a residential property. Likewise, it should be able to accommodate staff and equipment if it is meant to be an office.
* You should also tell the tenant of any dangers in the area. Also, you should be responsible for maintaining and repairing the common areas you own.
Be a good, responsible landlord and keep these obligations in mind. The key to good real estate business is having a great relationship with your clients.
